SUBDIVISION PLAT APPROVAL

NOTICE IS HEREBY GIVEN THAT THE AVILLA PLAN COMMISSION will meet at Avilla Town Hall, 108 S. Main Street, Avilla, Indiana at 6:00 pm on Thursday, February 1, to hold a public hearing on an application for Subdivision Plat Approval.

Joseph S. and Sandra J. Selby have applied for a 2.38+ acre one (1) lot subdivision from a 18.420 acre tract along N Old State Road 3 in Noble County. Selby’s Addition subdivision is part of the lands of Joseph S. Selby and Sandra J. Selby being described in Document # 200900707 located in the Southeast Quarter of Section 22, Township 34 North, Range 11 East, Noble County, the State of Indiana, more fully described as follows:

   COMMENCING AT THE SOUTHWEST CORNER OF SAID SOUTHEAST QUARTER MARKED BY A HARRISON MARKER FOUND; THENCE NORTH 88 DEGREES, 59 MINUTES 04 SECONDS EAST (STATE PLANE NAD83, ZONE INDIANA EAST), ALONG THE SOUTH LINE OF SAID SOUTHEAST QUARTER, FOR 374.78 FEET TO THE INTERSECTION OF THE CENTER LINE OF OLD STATE ROAD 3 AND THE SOUTH LINE OF SAID SOUTHEAST QUARTER; THENCE NORTH 04 DEGREES 32 MINUTES 01 SECOND WEST, ALONG THE CENTER LINE OF OLD STATE ROAD 3, FOR 119.49 FEET TO THE BEGINNING OF A NON-TANGENT CURVE CONCAVE TO THE SOUTHWEST WITH A RADIUS OF 2600.95 FEET; THENCE NORTHWESTERLY ALONG SAID CURVE FOR 314.29 FEET SUBTENDED BY A LONG CHORD BEARING NORTH 09 DEGREES 58 MINUTES 39 SECONDS WEST WITH A LENGTH OF 314.09 FEET; THENCE NORTH 11 DEGREES 50 MINUTES 33 SECONDS WEST, ALONG SAID CENTER LINE, FOR 225.82 FEET; THENCE NORTH 13 DEGREES 21 MINUTES 03 SECONDS WEST, ALONG SAID CENTER LINE, FOR 41.91 FEET TO THE NORTHWEST CORNER OF A TRACT OF LAND CONVEYED TO NANCY A. WOOD, PER NOBLE COUNTY DOCUMENT NUMBER 210800178, AND THE POINT OF BEGINNING, MARKED BY A MAG NAIL SET; THENCE CONTINUING NORTH 13 DEGREES 21 MINUTES 03 SECONDS WEST, ALONG SAID CENTERLINE, FOR 255.48 FEET TO A MAG NAIL SET; THENCE NORTH 88 DEGREES 49 MINUTES 31 SECONDS EAST, FOR 436.15 FEET TO A REBAR SET; THENCE SOUTH 03 DEGREES 49 MINUTES 18 SECONDS EAST, ALONG THE EAST LINE EXTENDED NORTH OF SAID WOOD TRACT, FOR 250.00 FEET TO A REBAR FOUND AT THE NORTHEAST CORNER OF SAID WOOD TRACT; THENCE SOUTH 88 DEGREES 49 MINUTES 31 SECONDS WEST, ALONG THE NORTH LINE OF SAID WOOD TRACT, FOR 393.81 FEET TO THE POINT OF BEGINNING, SAID TRACT OF LAND CONTAINING 2.38 ACRES, MORE OR LESS, AND BEING SUBJECT TO ALL PUBLIC ROAD RIGHTS-OF-WAY AND ALL EASEMENTS OF RECORD.

The Common location of this parcel is North of 2094 N Old State Road 3, Avilla, Indiana.

The petition for said subdivision is on file at Avilla Town Hall, 108 S. Main Street, Avilla, Indiana. Interested persons desiring to present their views on the proposed subdivision, either in writing or in person, will be given the opportunity to be heard at the above-mentioned time and place.
